Garage demolition on the Isle of Wight, roof checked first

Old sectional concrete, timber and metal garages taken down by hand and every panel cleared away. Many older garages have asbestos cement roofs, so we settle the roof before anything else.

What's included

From garage to clear slab

A sectional garage comes apart in roughly the reverse order it went up.

  • Concrete panel garages

Bolts undone or cut, each heavy panel lowered and carried out.

  • Up-and-over doors

Springs and counterweights made safe before the frame comes out.

  • Timber and metal garages

Taken down the way a large shed is.

  • Contents cleared first

A full garage clearance in the same visit, priced together.

  • The base, your choice

Kept for parking or a new building, or broken out by arrangement.

  • Sorted as it comes down

Concrete as rubble, steel for scrap, timber and felt apart.

Before anything else

Grey corrugated roof? Start here

On garages from before asbestos was banned, grey corrugated roof sheets are often asbestos cement. The council's own asbestos page names "the corrugated sheets used for garages and sheds" as the typical example. It's lower risk while intact, and a problem once broken. We don't remove, bag or carry asbestos. You have three routes:

  1. Get it tested. You can't tell by eye. A surveyor or an accredited laboratory can test a sample. If it isn't asbestos, we can take the whole garage.
  2. Use a specialist. The HSE strongly encourages trained professionals for any asbestos removal.
  3. Small amounts from a home. Lynnbottom takes limited bonded asbestos with a council permit. See the table below.

Once the asbestos has gone, we take down everything else. Our hazardous waste guide has more.

The garage, a close-up of the roof sheets and the route from the road.

  2. 2

    Roof and power sorted

Asbestos tested and removed if needed; power disconnected by an electrician.

  3. 3

    Panel by panel

Dismantled by hand, concrete, metal and timber kept apart.

  4. 4

    Cleared and swept

Everything to licensed facilities, the base swept or broken out as agreed.

Priced on your garage

We price each garage on what's there, with the roof question settled first.

  2. 02RoofAlready cleared of asbestos by a specialist, or a non-asbestos material we can take.
  3. 03The baseLeft in place or broken out. A sack of rubble weighs 35 to 45 kg, so a slab adds up.

What isn't in scope

  • Asbestos sheets, boards or lagging
  • Garages attached to the house
  • Shared walls with a neighbour's garage
  • Live electrics

Attached and shared-wall garages are building work. Flat boards on soffits or linings, and old lagging, may be asbestos insulating board, which only an HSE-licensed contractor can remove. Other outbuildings: see light demolition.

FAQ

Garage demolition questions

Short answers. If yours is not here, call or send it with your quote.

Can you take my garage down if the roof is asbestos?

Yes, once the asbestos sheets have been removed by a specialist, or by you under the council permit for small amounts from a home. We don't remove, bag or carry asbestos ourselves.

How do I know if my garage roof is asbestos?

You can't tell reliably by eye. Treat grey corrugated sheets on an older garage as possible asbestos cement until a sample has been tested by a surveyor or an accredited laboratory.

Can I take asbestos sheets to the tip myself?

Limited amounts of bonded asbestos from a home can go to Lynnbottom with a council permit. Up to 60 kg per household is free in six months, sheets must be unbroken and double-wrapped, and Afton Marsh doesn't accept it.

Do you remove the concrete base?

By arrangement, yes. Many people keep the slab for parking or a new building. Breaking it out adds time and a lot of rubble, so it's priced on top.

Is planning permission needed to demolish a garage?

Usually not for a detached garage at a house. If your home is listed or in a conservation area, or the garage is attached to another building, check with the Isle of Wight Council first.

Can you demolish a garage in a row of garages?

Only if it can come down without affecting the neighbouring garages, with the owners in agreement. Shared walls and roofs often make these jobs for a builder.

Do you clear the garage first?

Yes, if you want. Clearing the contents and taking down the structure in one visit is often simplest, and it's priced as one job.
