How we work
Careful help, on your terms
Picking up the phone is often the hardest part. You don't need to explain how it got this way.
Nothing goes without a yes
We ask before anything leaves. If the answer is "not yet", it stays.
Your pace
One day, or shorter visits a week or two apart so it isn't overwhelming.
Sorting, not skip-filling
Post, bank papers, passports, cash, photos and medication set aside, never binned.
Private
We don't discuss your home with anyone, and we can time the loading to suit you.
Things go somewhere useful
Usable furniture, books and clothes go for reuse. That often makes letting go easier.
Room by room, swept
Each area left clear and swept, ready for a clean, repairs or living in again.
Who calls us
Whoever makes the first call
Often it isn't the person who lives there. That's fine: we're happy to talk it through first.
About your own home
You don't need to tidy before we come. We help with the work, not judge it.
Worried about a relative
Talk about safety, not mess. The clearing has to be done with them, not to them.
Landlords and support workers
We'll plan it with you and the resident together, with their agreement.
After a death
Facing the house for the first time? It's closer to a house clearance, with extra time to sort.
What happens, step by step
- 1
A conversation
By phone or the form. Say as much or as little as you like. Photos help but aren't needed.
- 2
A visit and a plan
Ideally with the person who lives there: what goes, in what order, over how many visits.
- 3
A fixed price
For the whole plan, before anything is booked. If the plan changes, we agree the price again first.
- 4
Clearing, together
Room by room, checking as we go, and swept when we leave.
Priced once we've seen it
The volume is almost always more than it looks from the door, so we visit before we price.
- 01VolumeHow many rooms are affected, and how high the piles are.
- 02Sorting timeChecking and setting things aside takes longer, and it's the point of the job.
- 03Number of visitsOne long day, or several shorter ones at a pace that suits.
- 04ConditionsMould, pests, waste or sharps that need extra protection or specialist help.
A fixed price before we start
- Free, private quote
- Priced from a visit
- A fixed price for the agreed plan
- Loft, garage, shed and garden too if needed
What we can't take
- Asbestos
- Gas bottles
- Paint, solvents and chemicals
- Clinical waste and sharps
Needles, human or animal waste, or a heavy infestation? Tell us before we come: some need a specialist cleaning or pest control firm first. We'll be honest about what we can and can't do. More in our guide to hoarding health hazards.

FAQ
Hoarding clean-up questions
Short answers. If yours is not here, call or send it with your quote.
Will you judge me or the house?
No. What matters to us is making the space safe and usable again. You don't need to tidy up or explain anything before we come.
Will you throw things away without asking?
No. Nothing leaves without the agreement of the person whose home it is, or of the family or executor if they have died. If something is a 'maybe', it stays.
Can it be done over several visits?
Yes. Many people find a few shorter visits easier than one big day. We plan them with you and agree the price for the whole job first.
Will the neighbours know?
We don't discuss your job with anyone. Loading a van outside is visible, but we work quickly and tidily and can time it to suit you.
Do you clean the house afterwards?
We clear and sweep. If the property needs a specialist deep clean, for example because of waste or mould, we'll tell you so you can book one for afterwards.
Where can we get support beyond the clearing?
The NHS recognises hoarding disorder as a mental health condition. A GP is the place to start for support alongside the practical help.
